The land comes before the plan

A plan that looks right on paper can be expensive or impossible on the wrong lot. Slope, access, drainage, utilities, septic or sewer, and setbacks all shape what can be built and what it costs. We evaluate the property first — before land is purchased, if you involve us early enough — so the plan is drawn against real site conditions rather than assumptions.

Create a new plan or modify one you already like

Some clients arrive with a clear picture, some with a plan from a catalogue or another designer, and some with nothing but a lot and a rough budget. All three are workable. We help create a floor plan from the ground up or adjust an existing one around the property, your priorities, and what the budget will carry.

Do you create custom floor plans?

Yes. We help clients create a custom floor plan around their lot, budget, and how they want to live, then coordinate permits, site preparation, utilities, and the complete build.

Can you modify a floor plan I already have?

Yes. We regularly adjust existing plans — whether from a catalogue, another designer, or a previous project — so they work with your specific property and budget.

Do I need to own land before you can draw a plan?

No. We can work from a lot you already own, or evaluate a property you are considering before you buy it. Involving a builder before purchase often identifies site conditions that would change the design, the budget, or whether the lot is worth buying at all.

What does the free lot evaluation include?

We look at the property and talk through access, slope, drainage, utilities, septic or sewer needs, setbacks, and what those conditions mean for the kind of home you have in mind. You get a straight answer about fit and what the next step would cost. There is no obligation to build with us.

Which areas do you draw plans for?

We work throughout Southern Indiana and the Louisville Metro, including New Albany, Sellersburg, Clarksville, Jeffersonville, Floyds Knobs, Georgetown, and Corydon.

How is a custom home priced once the plan is set?

Fonseca Builders uses a cost-plus pricing model. Scope, allowances, selections, and fee structure are reviewed with you before construction moves forward, so the plan and the budget stay connected.
